In 2019, Monarch performed an analysis on this daily needs center that was slated to lose its anchor tenant. In addition to a disposition, we presented viable replacement anchors and ideas for repositioning the outparcels.

The owner appreciated our selfless approach and the level of market command we demonstrated. He agreed to entertain offers, and we brought in several, though they were short of target pricing.

As always, we pressed for full-market exposure to minimize all barriers to achieving the highest possible value.

With a full-exposure approach, we were able to list the asset $1.5M above the highest off-market offer.

Within 2 weeks we had 6 offers. We closed with a  buyer we knew to be reliable, who went nonrefundable in 17 days and hit the owners tight timeline at a price that exceeded all expectations.
